If you own a vacation rental property in the Turks and Caicos Islands or the Bahamas, you will want to employ a vacation rental management company to handle all of your property management needs. These companies can help you manage your property portfolio efficiently while expanding your business. The key is to find a reputable, experienced, and knowledgeable company that you can trust to help you manage your vacation rental business. To do this, look for a company that already has several properties in the area you are interested in maintaining. For example, if you own property that is near or on the shores of the Caribbean, you might want to find a property-management firm that has properties in or around the Turks and Caicos Islands. If you own property on the French Riviera or Frenchmen's Island, you may want to check out a company that manages properties in Grand Cayman, Paradise Island or Turks and Caicos.

Short-term property management can be helpful for vacation rental owners because it helps them to manage their property portfolio more efficiently and effectively. Property owners can list their available rentals online via an online rental locator service, which then brings the information to their short-term rental manager. The property manager will then list and sell available rentals in the designated area. The vacation rental owner has less work because he only has to deal with one person rather than multiple people.

Guaranteed Income Opportunities (GIO) is another important feature of vacation property management companies. Guaranteed income opportunities allow property managers to attract quality tenants by offering them a certain amount of money each month as a commission. Some property managers offer up to six months of guaranteed income while others offer landlords a full year. Some property managers also charge a slightly higher rental fee as a portion of their guaranteed income opportunity. Both of these fee structures are beneficial to property owners as they provide tenants with a reliable source of income and they also increase the stability of the property market.

Short Term Comprehensive Cleaning Services. A number of short term rental management companies provide cleaning services to their clients. These include regular cleaning of the rental property and emergency cleanings during times when the property managers can't schedule regular cleaning services. Some cleaning services may include damage control, carpet cleaning, stain removal, and surface cleaning. In cases where the property managers or the property owners are not available, guest cleaners are usually provided for a set fee.

Additional Fees for Property Management Companies. Many vacation rental owners choose to pay a certain fee each month to have property managers handle their reservations and screening. The fee covers a number of services including the booking of guest accommodation, receiving deposits from guests, collecting security deposits, collecting rents, paying the property taxes, and dealing with conflicts between other vacation rental owners and their guests. Some property owners choose to offer these additional services in an attempt to improve their property manager-customer relationship. However, some property owners may choose to offer these services without charging extra fees to customers, in an effort to reduce their property manager fees. If your property is so complex that you need a property manager, it's best to avoid adding additional fees for this service.

Other Costs for Vacation Rental Owners: If you own a condo or vacation unit and you have a list of regular cleaning chores that you expect to be completed on a daily basis, you should be able to deduct the cost of cleaning from your income taxes every year. This applies to vacation condos and self-contained units located inside a home. If you own your condo or vacation unit but you have a more elaborate cleaning strategy, you should be able to deduct your cleaning fees from your tax return.
